Boianalytical Instruments Inc. pays $1.55 million for a Cupey house
Boianalytical Instruments Inc. has bought a house at Calle Parque las Ramblas in Urbanización Paseo del Parque, Cupey, San Juan, for $1,550,000, according to property records analysed by RED Atlas. The sale deed (deed 178) was recorded on August 21, 2026, and the seller is a private party.
The house is recorded with 600 m2 of built area on an 817 m2 lot zoned R-1, which puts the price at about $2,583 per m2. The seller had bought it on December 16, 2020, for $460,000, so the price is about 3.4 times what was paid less than six years earlier. Before the sale the house had been offered for rent, at $11,000 a month in August 2024 and at $7,200 a month from April to July 2025, according to listings on the property.
Sales in Cupey and San Juan
In the Cupey neighbourhood, buyers and sellers recorded 452 sale deeds in the 12 months from November 2024 to October 2025, about the same as the 454 of the 12 months before, at a median price of $210,000 against $176,900: a steady pace at higher prices. Across San Juan, the registry counted 5,306 sale deeds in the later year, fewer than the 5,736 of the year before, at a median of $160,000 against $145,000. Sellers of residential property in San Juan asked a median $357,228 in October 2026.
