$2.08 million lease recorded at Doramar Plaza shopping center in Dorado, where a new restaurant is in permitting
A lease with a recorded amount of $2,083,500 was entered in the Property Registry on July 17, 2026 for Doramar Plaza, the shopping center on PR-693 in Maguayo, Dorado. The registry law allows a lease to be entered when it runs for six years or more, or when the parties agree to enter it; the recorded amount does not establish a monthly, annual or total rent.
Two earlier leases are entered on the same property in the registry: one for $3,249,997 recorded in March 2013 and one for $993,000 in April 2017.
A 59,000 m2 commercial property with dozens of tenants
The lot covers 58,984 m2 (634,903 sq ft). The Puerto Rico Land Use Plan classifies it as urban land, and its zoning is C-I, an intermediate commercial district for commercial areas that serve several neighborhoods. The RED Atlas business directory carries 55 entries for it, some businesses listed more than once, among them Walgreens, Chili's Grill & Bar, Wendy's, Denny's, Church's Chicken, Krispy Kreme, Papa John's, Baskin Robbins, FirstBank and Oriental Bank.
75 permit filings in two years, a new restaurant among them
The permits office has received 75 filings for the property in the past 24 months, not counting deleted ones, many of them single-permit applications by the center's stores and restaurants. Seven weeks after the lease was recorded, an infrastructure recommendation request for the construction of a restaurant, La Parilla Argentina, was filed on September 3, 2026 and approved, and a second request followed on September 5. That request goes to the permits office before a construction permit or consultation, to check whether infrastructure is available for a project; no construction permit for the restaurant is on record.
Other recent filings include a consolidated construction permit for the rehabilitation of commercial unit B225, filed in July 2026, and a sign permit for Baskin Robbins filed on September 18, 2026.
