Warmkraft plans $16 million uniform-treatment plant in a long-vacant Mayagüez industrial building
Warmkraft Puerto Rico LLC plans to invest $16 million in a facility in the Guanajibo Industrial Park in Mayagüez that will treat military uniforms with the insect repellent permethrin, bringing a building owned by the Puerto Rico Industrial Development Company back into use after more than 15 years vacant, the San Juan Daily Star reported on October 19, 2026.
The plant and its jobs
Warmkraft is a division of Perimeter Insect Guard, a Tennessee textile manufacturer, the outlet reported. The project is expected to create 56 jobs with an annual payroll of about $3.27 million. The treatment protects service members from mosquito-borne diseases such as dengue, malaria and Zika, and the company says the technology has been applied to more than 25 million uniforms over two decades. The outlet gave no opening date.
What the permit file shows
Permit records analysed by RED Atlas place the project at 42 Calle A in the Guanajibo industrial zone. A single permit for a manufacturing plant, filed in the company's name on February 25, 2026 (case 2026-676550-PU-448019), is marked as returned for corrections; the filing lists 50 parking spaces. The electrical side is further along: an infrastructure recommendation to raise the site's substation from 225 to 750 kVA was approved on December 24, 2025, and a plan revision for the 750 kVA substation was filed on October 15, 2026.
The filings sit on a 221,710 m2 property zoned I-P (industrial) in the Guanajibo area. Its permit history fits the outlet's account of the building's past: 2011 generator permits describe a military uniform factory at the site, and a 2005 construction permit filed by the industrial development company covered parking and storm drainage for lots 4, 5 and 6 of the industrial subdivision.
Industrial land in Mayagüez
The Puerto Rico Industrial Development Company holds 13 properties in Mayagüez in the tax roll, 151,028 m2 in all, zoned I-L. The industrial market in the city is thin in RED Atlas records: one warehouse is listed for sale today, and only two sales of industrial-zoned properties have been recorded since January 2025, too few to give a price.
