Mostly protected rural parcel in Guayabos, Isabela, sells to COSTA ISABELA LLC
COSTA ISABELA LLC bought the property at Unit 1, Guayabos, Isabela, 00662 for $3,250,000, in a deed recorded on May 1, 2026, according to property records analysed by RED Atlas.
The deed is a sale. That is the contract by which a seller undertakes to transfer ownership of a property to a buyer, who undertakes to pay a set price.
A parcel on protected rural land
The Puerto Rico Land Use Plan divides the parcel between two classes: specially protected rural land of ecological value (85%), common rural land (15%). Specially protected rural land of ecological value covers places such as natural reserves and state forests. Common rural land is kept out of urban development but is open to non-urban activities such as farming, quarries, heavy industry and infrastructure.
The parcel also carries two zoning districts, CR (85%), DTS (15%). DTS, or Desarrollo Turístico Selectivo, is a zoning district for tourism and recreation projects where infrastructure allows and where the area's scenery and natural conditions must be kept.
The buyer appears on 3 other deeds over the past 24 months. They include two earlier sales, one in late 2024 and one in April 2026, and a cancellation by prescription recorded on the same day as this purchase: cancellation by prescription, recorded May 1, 2026, in Isabela; sale, $494,000, recorded April 6, 2026, in Isabela; sale, $179,000, recorded December 12, 2024, in Isabela.
A cancellation by prescription removes a recorded charge, such as a mortgage, from the Property Registry once the legal time limit to enforce it has passed.
How Guayabos and Isabela have been selling
In the Guayabos neighbourhood, the registry recorded 29 sale deeds over the past 12 months, more than the 19 in the 12 months before that. Deeds from the latest months are still being recorded, so the newer count can still grow.
The median price of the neighbourhood's recent sale deeds was $175,000, lower than the $188,500 median of the 12 months before. Together, the two pairs suggest a busier year for sales in Guayabos at a lower median price.
Across the whole municipality of Isabela, the registry recorded 544 sale deeds over the past 12 months, fewer than the 669 in the 12 months before that. As in Guayabos, deeds from the latest months are still being added.
The municipality's median for those recent deeds was $119,218, higher than the $85,000 median of the 12 months before. That points to fewer recorded sales across Isabela at a higher middle price.
A longer measure taken from registered sale deeds puts the median price paid in Isabela at $124,200 (October 2025). It counts closed transactions only and leaves out the most recent year of deeds because of the lag in registration.
The same deed records count 66 (October 2025) residential sales completed in Isabela in the latest available deed month.
Sellers listing residential property in Isabela ask a median of $347,250 (September 2026).
