Mso Equity LLC buys 2 properties in Santurce, San Juan for $2,000,000
Mso Equity LLC bought two properties at 318 Avenida José de Diego in Santurce, San Juan, from Alsan Inc. for $2,000,000, on a deed recorded September 22, 2026. The purchase covers a unit at Condominio de Diego and the property at 318 Avenida José de Diego; the tax roll lists 139 m2 and 387 m2 of built area on them.
The larger property had been advertised for sale at $2,500,000. That listing came off the market in November 2025, after about a year and a half.
The record is a sale deed. That is the contract by which a seller undertakes to transfer ownership of a property to a buyer, who undertakes to pay a set price.
The land and its permits
The Puerto Rico Land Use Plan classifies the lot as urban land. That class covers land served by roads, water, electricity and other infrastructure in areas already consolidated by building, though the class alone does not make a lot buildable.
The property has 3 permit filings on record from the past 24 months. One project, CALLEJEROS @ SANTURCE, has a single permit approved on a filing of May 12, 2026, and describes its works as "Restaurant with sale of alcoholic beverages". An earlier project, ALSAN, INC., has a single permit approved on a filing of April 23, 2025, and carries the seller's name. Both projects asked for a single permit, which bundles in one application the use permit, environmental compliance, fire prevention certification, sanitary license and other authorizations a business needs to operate.
How the neighbourhood and the city moved
Santurce recorded 1,387 sale deeds in the 12 months from November 2024 to October 2025, fewer than the 1,455 it recorded in the 12 months from November 2023 to October 2024. The neighbourhood's median sale price was $180,000 in the later year, a little below the $185,000 of the year before.
Across the municipality of San Juan, sale deeds numbered 5,370 in the 12 months from November 2024 to October 2025, against 5,778 in the 12 months before that. The city's median sale price rose over the same span, to $160,000 from $145,000. Taken together, the city's figures suggest a year with fewer recorded sales at higher median prices.
