70-72 Placid Court Condado LLC pays $3.6 million for two Condado properties
70-72 Placid Court Condado LLC has bought the two adjoining properties at 70 and 72 Calle Placid Court, on the Condado side of Santurce, San Juan, from Pr Mfi LLC for $3,600,000, according to property records analysed by RED Atlas. The sale deed (deed 70) was recorded on July 21, 2026. The tax roll so far books $1,800,000 of that price against 72 Calle Placid Court; the registry carries the whole deed.
The seller had bought the pair on March 15, 2021, for $2,200,000 ($1,200,000 for number 72 and $1,000,000 for number 70 in the tax roll), so the price is about 64% above what was paid five years earlier. In 2018 the two properties had sold separately for $475,000 and $450,000.
The properties
Number 72 covers 274 m2 and number 70 about 322 m2 in the property records, both zoned R and classed as urban land in the Puerto Rico Land Use Plan. The buyer's name follows the two street numbers; the deed records do not say what is planned for the pair.
Sales in Santurce and San Juan
Santurce recorded 1,366 sale deeds in the 12 months from November 2024 to October 2025, fewer than the 1,438 of the 12 months before, at a median price of $180,000 against $182,000. Across San Juan, the registry recorded 5,306 sale deeds in the later year, fewer than the 5,736 of the year before, at a median of $160,000 against $145,000. Sellers of residential property in San Juan asked a median $357,228 in October 2026.
