Los Llanos parcel in Coamo sells to Master Luxury Village Llc
A property at Carretera 14 Km 26.7, los Llanos, Coamo, 00769 has changed hands for $4,000,000, according to property records analysed by RED Atlas. The deed was recorded on April 22, 2026, with Master Luxury Village Llc as the buyer and a private party as the seller.
The instrument is a sale deed. It is the contract by which a seller undertakes to transfer ownership of a property to a buyer, who in turn undertakes to pay a set price.
The parcel and the buyer
In the Puerto Rico Land Use Plan, the parcel is classed as common rural land. That category is kept out of urban development but remains open to non-urban activities such as farming, quarries, heavy industry and infrastructure.
The same company appears on 3 other deeds recorded over the past 24 months. All of them are sales, spread across Coamo and two other municipalities between late 2024 and this spring: sale, $400,000, recorded April 23, 2026, in Coamo; sale, $390,000, recorded April 25, 2025, in Vega Alta; sale, $376,000, recorded November 1, 2024, in Ponce.
Sales in Los Llanos and across Coamo
The neighbourhood recorded 56 sale deeds over the past 12 months, fewer than the 74 it recorded in the 12 months before that. Deeds from the latest months are still being recorded, so the newer count may rise.
Prices in the neighbourhood moved the other way. The median recorded sale price over the past 12 months was $91,000, more than the $82,800 median of the 12 months before. Fewer deeds at a higher median suggests a quieter but pricier year for sales in the area.
Across the whole municipality of Coamo, the past 12 months brought 347 sale deeds, fewer than the 375 recorded in the 12 months before that. As in the neighbourhood, deeds from the most recent months are still being recorded.
The municipality's median recorded sale price over the past 12 months was $80,000, lower than the $85,000 of the prior 12 months. At the municipal level, then, the year was slower for this kind of filing and slightly cheaper.
Another measure comes from registered sale deeds alone, counting closed transactions rather than asking prices. It leaves out the newest twelve months because of registration lag and excludes deeds typed as commercial land or parking. On that basis, the median price paid in Coamo is $80,000 (October 2025).
Using the same registry method, Coamo recorded 36 (October 2025) completed residential sales in the latest available deed month.
Listings tell a separate story from closed deeds. The median asking price of residential property for sale in Coamo is $390,000 (September 2026), a figure drawn from a small sample of listings.
