Commercially zoned Hato Tejas parcel in Bayamón changes hands in a multimillion-dollar sale
QUIROS REALTY, LLC has bought the parcel at Carretera 2 Km 12.3, Hato Tejas, Bayamón, 00959 for $4,600,000, according to property records analysed by RED Atlas. The deed was recorded on September 9, 2026.
The deed is a sale. That is a contract in which a seller agrees to transfer ownership of a property to a buyer, and the buyer agrees to pay a set price.
The parcel and the buyer
The Puerto Rico Land Use Plan classifies the parcel as urban land (95%), road system (5%). Urban land is land served by roads, water, electricity and other infrastructure in areas already consolidated by building. The class alone does not make a lot buildable.
The parcel's zoning districts are C-I (95%), VIAL (5%). C-I, or Comercial Intermedio, is an intermediate commercial district for commercial areas that serve several neighborhoods and for commerce in the founding town centers of the municipalities.
The buyer appears on 1 other deed recorded in the past 24 months. That earlier deed was a sale, $600,000, recorded September 3, 2025, in Mayagüez.
How the local market moved
In Hato Tejas, the registry recorded 361 sale deeds over the past 12 months, fewer than the 504 of the 12 months before that. Deeds from the latest months are still being recorded, so the newer count is not yet complete.
The median price of the neighbourhood's sale deeds was $166,856 over the past 12 months, more than the $150,000 of the 12 months before. Taken together, the two pairs of figures suggest a year with fewer recorded sales in the neighbourhood but a higher median price.
Across Bayamón, the registry recorded 1,958 sale deeds over the past 12 months, fewer than the 2,572 of the 12 months before that. The latest months in the municipality are also still being recorded.
The municipality's median recorded sale price was $150,000 over the past 12 months, more than the $140,000 of the 12 months before. The municipality follows the same pattern as the neighbourhood, with fewer filings and a higher median.
Sellers listing residential property in the municipality ask a median of $252,980 (September 2026).
Measured from registered sale deeds, the median price paid for homes in the municipality is $150,402 (October 2025). This measure leaves out the most recent year of deeds because of the lag in registration, and it counts recorded sale deeds only.
In the latest deed month available for that measure, registered sale deeds count 249 (October 2025) residential sales in the municipality.
