IL Forno LLC pays $1.9 million for two commercial properties on Calle Sirio in San Juan's Altamira, one of them home to La Esquina Gastro Bar
IL Forno LLC bought two commercial properties at 494 and 496 Calle Sirio, in Urbanización Altamira in the Gobernador Piñero neighbourhood of San Juan, from Rpc Development Inc. for $1,900,000, in a deed recorded on September 4, 2026, according to property records analysed by RED Atlas. The registry deed, number 44, covers both lots under one price; the property-tax roll apportions it as $1,150,000 for 494 and $750,000 for 496. Two mortgages totalling $1,496,000 were recorded on the properties the same day.
The two lots
Both lots are zoned C-1 and classed as urban land. The lot at 494 covers 925 m2, with 822 m2 of built area on the tax roll; the lot at 496 covers 539 m2, with 572 m2 built. The seller had bought them in May 2008, 494 for $1,150,000 and 496 for $130,000, $1,280,000 in all, so the price is 48% more than it paid 18 years earlier. The tax roll's $1,150,000 for 494 is the same figure as its 2008 price.
A restaurant at 494, offices at 496
The permit file places La Esquina Gastro Bar at 494 Calle Sirio: its single permit as a restaurant with retail alcohol sales was approved on October 6, 2026, a month after the sale, and the bar has held permits for Christmas events at the address since 2022. The file for 496 shows office uses, most recently a medical office, with a single-permit sub-filing approved in December 2025. A single permit bundles the use permit and the other authorizations a business needs to operate.
